Defining What You Want
Before going out to search for your dream home, it is important
to know what that dream home looks like. Making a prioritized list
of what you want in your next home will help narrow down your
search.
The size of the house depends, not only on your immediate needs,
but also what may be needed in the future. For example, a young
couple would need to think about possibilities of more children in
the future, while a family with teenagers may address the fact
that those teens may soon be on their own. Your needs for
additional rooms such as a study or a guest room should be
considered.

Shopping For Homes
Use all your resources to research homes on the market. Online
websites, real estate agents, and mailers can tell you which
homes are available in your desired area. Choose to visit homes
that possess the qualities you desire, as well as what fits in
your price range. Visiting houses may be done with your agent as
well as attending open houses on your own. Often real estate
agents have the inside track on houses just placed on the
market.
When looking at houses it is important to take notes about your
immediate feelings concerning the property; this will help you
remember the homes features. Start from the outside and check
out the yards and exterior paint condition. When inside, notice
the interior paint condition, windows and flooring. Note any
future changes or renovations that are desired. Imagine yourself
living in the house; mentally place your furniture in the rooms,
your pictures on the walls and entertaining family and friends.
Making an Offer
After you have found your desired home, it is time to make
your offer to the owners. In most cases your REALTOR® will
negotiate the offers.
Many buyers aren't sure if what they are offering is
appropriate. A good strategy is to ask your REALTOR® for a list
of comparable homes that have sold recently and are similar to
the house you are interested in.
Final Closing
It is important to have the house inspected before the final
closing occurs. Inspections for insects, radon, and building
quality should be performed. Your homeowner's insurance and
mortgage should be finalized. Make sure all the necessary paper
work and deposits have been completed before you arrive at the
closing.
